The position for a Lettings Negotiator has become available in the Cricklewood area.
This role is on a full time basis\'.
Main Purpose:
Responsible for providing a high quality, profitable lettings and management service.
Promoting and marketing our services to generate new business.
Building and maintaining good relations with property owners, leaseholders, tenants, local authorities and other agents.
Meeting performance targets and standards.
Ensuring landlords, leaseholders and tenants are well informed of the requirements, policies and procedure of the company in relation to the management of their properties.
Preparing and maintaining a range of good quality records and reports.
Key Accountabilties:
Property and Acquisition and Management:
Following an agreed strategy to contact prospective property owners on a regular basis to generate new business.
Following an agreed strategy to contact prospective tenants on a regular basis to generate new business.
Arranging appointments to view dwellings and appraise their suitability.
Drawing up a schedule of works and health and safety requirements to ensure the dwelling meets the relevant fitness standard.
Negotiate acquisitions with the property owner \'Subject to Contract\'.
Establish and agree the rent level in line with the current market.
Complete the Landlord Checklist ensuring that all documentation is in place and copies on file.
Co ordinate landlord repairs and recharges, as appropriate.
Renew agreements and hand back properties, as appropriate.
Provide advice, guidance and support to landlords on all matters.
Respond initially to complaints and monitor outcomes.
Establish effective links in the private rented sector and attend relevant forum and meetings.
Fully utilise information technology to fulfill the duties of the post.
Undertake any other relevant duties commensurate with the post.
Adhere to the Company\'s financial regulations, policies and procedures.
Key Experience and Qualifications:
Essential:
A minimum 1 year experience of managing/letting residential property.
Good negotiation skills.
Good written and verbal communications skills.
Good problem solving skills
Knowledge and understanding of Landlord and Tenant and Housing Law.
Knowledge of property development and building regulations.
A flexible approach to work and changing priorities.
Good communicator.
Have a full driving license and prepared to use vehicle for Company\'s business.
